How to choose
Start with the roof itself. Slope, drainage, the number of rooftop units and penetrations, and how often people walk on it all narrow the field. Then look at climate. Heat and ultraviolet light punish dark surfaces, while freeze and thaw cycles punish seams. Finally, look at ownership. A building you will sell in five years needs a different answer than one you will hold for twenty.
What matters more than the material
Most commercial roof failures start at flashings, seams and penetrations, not in the middle of the membrane. A mid priced system installed well will outperform a premium system installed poorly. Ask any contractor how they detail curbs, drains and parapet walls, and ask to see the manufacturer’s warranty terms in writing.
